Off-market investment opportunity in the value-creating phase based on a current KPMG report on the investment in a hotel and apartment complex in Vorarlberg, Austria. The project includes a 4* Superior Doubletree by Hilton Hotel with 135 hotel rooms including restaurant and wellness facilities as well as 60 luxurious investor apartments.
The total investment volume amounts to approximately EUR 62 million, of which EUR 28 million have already been invested in the project development and construction phase. The development value (GDV) is around EUR 79 million. The property developer yield is 21.5%.
The project site near the Hochtannberg Pass is located on a sun-drenched plateau at 1495 m above sea level with a breathtaking view of the surrounding mountain landscape. Lake Körbersee, which was awarded the title of one of the most beautiful places in Austria in 2017, can be reached on foot after a short hike. The Arlberg itself has become famous through its history as the cradle of alpine skiing and is one of the world's best skiing areas. "Ski Arlberg" is Austria's largest ski area with over 305 kilometres of slopes.
